Duncan Real Estate
Anna Maria Island is a barrier island about 7 miles long, located north of Sarasota/Longboat Key and west of Bradenton, Fl., at the southwest tip of Tampa Bay. The Gulf of Mexico is to the West and Tampa Bay to the East. From I-75, take Exit 220 and proceed west on SR64 to Anna Maria Island.
Our office is located at 310 Pine Ave., Anna Maria FL 34216.
We are open Monday through Friday 9:00am to 5:00pm EST; Saturday 10:00am-4:00pm EST.
Reservation, Arrival/Departure
Please call the office or book online if you prefer. Our properties are also advertised on other websites like VRBO or Airbnb but you can always book directly with Duncan Real Estate to save on additional service fees from these portals. We are the local management company that takes care of our reserved guest and handles maintenance and cleaning of the property or if any other issues arise during the stay.
25% of the rental fee is due upon booking. We accept Visa, Mastercard or Discover or US-check. The full amount is due for a reservation that starts within 60 days.
A written notice of cancellation is acceptable to refund paid monies less a $250 cancellation fee (and travel insurance premium if applicable) if received a minimum of 90 days prior to arrival date. Notices received less than 90 days of arrival will result in forfeiture of all paid monies. Travel protection is recommended if you need to cancel less than 90 days prior to arrival.
Duncan Real Estate will not offer refunds due to inclement weather or any other natural weather forces, failure to arrive, late arrival or early departure for any reason. Written cancellations of fully paid reservations prior to check in will be refunded extras fees which are cleaning fee, damage waiver, pet fee, pool fee and taxes.
We are animal lovers but pets are not permitted in most rental properties unless specifically authorized. Duncan Real Estate must be notified when making the reservation and a non-refundable pet fee starting at $150 per pet will be applied to the reservation total. Service animals trained to assist a disabled person are exempt. Emotional support animals, comfort animals and therapy dogs are not service animals under Title II and Title III of the ADA and are not exempt.
Check in time begins at 4:00 PM. Most of our properties have keyless entry. We text the code to your cellphone on day of arrival when the property is ready for check in.
Check out time is no later than 10:00 AM on the scheduled day of departure. Most of our properties have keyless entry. Please lock the door upon leaving. In case you received traditional keys for check in, please return them to our office.
Duncan Real Estate has a strict no refund policy in regards to inclement weather, cancellations, no shows and early departure.
However, Duncan Real Estate has these policies in place:
- If a storm approaches and a guest decides to depart early or not show no refund is issued.
- If a storm damages/destroys a rental property before arrival Duncan Real Estate will relocate you to another property as close in similarity, amenities and price as we can.
- If a storm destroys all alternate rentals before arrival a full refund will be issued.
- If a storm damages a rental during the guest stay and no alternate property is available guests are free to vacate and receive a partial refund for the unused portion of the stay. This is ONLY if the property is inhabitable not because a guest decides to leave early.
- If the island is under mandatory evacuation or is placed under mandatory evacuation during the guest stay travel insurance might cover your unused portion of your stay.
Duncan Real Estate partnered with Red Sky Travel Insurance to cover your vacation investment if you have to cancel or interrupt your trip because of severe weather, family illness, medical emergencies and other unexpected incidents. Once a hurricane is named it will be too late to add the trip insurance.
Red Tide like other natural phenomena is beyond anyone’s control. Duncan Real Estate has a strict no refund policy in case of inclement weather or other natural phenomena.
During your stay
Duncan Real Estate offers 24-hour emergency phone service. Call the office at 941-779-0304.
All accommodations are equipped with bed linens, bath towels, cable television, and fully equipped kitchens with pots, pans, dinnerware plus microwave, toaster, coffee maker, iron & ironing board. Most properties have a telephone with free local calls. Most accommodations have a washer/dryer available. The guest is responsible for any items such as toilet tissue, dishwasher detergent, cleaning supplies etc. during the stay. Some properties are equipped with a VCR/DVD, BBQ and beach chairs. You are welcome to use these items if they are provided; however, we are unable to guarantee them.
There is a strict no smoking policy for all rentals. Please smoke outdoors and responsibly discard all smoking debris.
Pool heat is available for homes with private pools at an extra charge ranging from $100 to $350 depending on the property. Most shared community pools in a condo complex are heated at no extra fee. Pool heaters in private homes are locked for your safety and controls must not be tampered with as they are monitored by the pool company. 86° F is the highest heat temperature setting which might not be always reached. Please note if cold days and nights occur, water temperatures will drop and may stay cooler longer. Pool heaters will not operate and will automatically shut down if outside temperatures get too cold. While we take every precaution to ensure that pools are heated as specified, weather conditions may affect the temperature of the pool. Nothing can be done about this issue. Outdoor spas are not hot tubs and require heat at the additional cost. The temperature of a spa is typically set at the same temperature as the pool. In the event of pool equipment malfunction during your stay, Duncan Real Estate will expedite repairs as quickly as possible. It may be necessary to close swimming pools for maintenance purposes. No refund or rent adjustment will be made for circumstances beyond our control, malfunctions, or loss of use of equipment or amenities.
All rentals are thoroughly cleaned after each guest stay. Linens and towels for the maximum occupancy of the rental are provided for each arrival. There is a starter kit including toilet tissues and kitchen paper towels. If you need maid service or additional cleaning services during your stay please contact the office and we can arrange this for a separate fee.

Unfortunately, we cannot guarantee any beach or sports items with the homes. Guests are welcome to use any items that are at the house but we do not keep a required inventory. There are many vendors that offer golf cart rentals which are actually low speed vehicles (LSV). They are licensed, insured, street legal and allowed on any street on Anna Maria Island.
